If your house is sitting on red gum stumps, then they need to be removed and replaced with concrete stumps. The major signs that a house needs reblocking are:

  • The plaster walls start to crack

  • Doors or windows not shutting properly

  • Feels like the house is not levelled and sloping to one side

​

 

Why should I reblock?

​

There are many reasons for reblocking or re-stumping:

​

  • When house is built on clay or other unstable soils, this leads to cracking in brick walls and movement in foundations   

  • Drying caused by drought can cause cracks and stumps to move

  • House is more than 30 years old

  • Have wide spread moisture in the foundations

  • Considering major renovation to an older house

  • When you have slanting or uneven floors

Underpinning can be done to garages and wall foundations. If you see cracks appearing in the walls of your home it is always best to check it out. Any problem can be rectified without a great deal of work, but if left the worse it will become over time. Underpinning means the earth is removed around key points of a house's foundation and replaced with concrete. 

 

The causes of foundation failure:

 

  • The original foundation is not strong or stable

  • The use of the building has changed 

  • The properties within the soil supporting the foundation have changed

 

 

Warning Signs:

 

  • Cracks in your bricks

  • Sloping floors

  • Water intrusion 

  • Chimney pulling away 

 

Before underpinning is commenced, we will come out to determine whether an underpinning procedure will achieve the expected intent e.g. to transfer the load carried foundation from its existing bearing level at a suitable depth.
